Green Star Design rating has its life cut short
On the 1st of January this year, the Green Building Council of Australia introduced new conditions on Green Star Design ratings. Any new projects registered after this date will, if successful, have their design rating recognised for a maximum of 2 years after practical completion. This change is likely to reinforce the business case for pursuing an As Built rating only when a project is considering Green star accreditation.
Not formally applying for a Design rating is a viable option in order to save on the costs associated with the submission. However, pursuing a Green Star As Built rating without considering the requirements of a Design rating will provide a significant challenge. Some credits such as parking, small car spaces etc will prove virtually impossible to achieve if they are not integrated at the planning stage. Where a formal Design rating is not pursued, experienced Green Star professionals should be advising clients to pursue credits through the design process to maximise their opportunities of achieving an As Built rating.
